COUNTY RELEASES DRAFT GREENBELT NEIGHBORHOOD CONSERVATION OVERLAY ZONE NEIGHBORHOOD STUDY
The Greenbelt Neighborhood Conservation Overlay Neighborhood Study builds on our collaborative work over the last several years and is the first part of the proposed NCO Zone for Historic Greenbelt. Draft development standards for the NCO will follow soon, and constitute the second part.
Please read the study and feel free to offer comments or suggestions. Interested parties may also testify on the proposed NCO, the draft study, and the draft development standards verbally or in writing at or in the 15 days following the Joint Public Hearing on the proposed Countywide Map Amendment scheduled for Tuesday, March 23, at 7:00 p.m. in the student center at Prince George’s Community College.
COUNTY RELEASES DRAFT GREENBELT NEIGHBORHOOD CONSERVATION OVERLAY ZONE DESIGN STANDARDS
The Greenbelt Neighborhood Conservation Overlay (NCO) Zone is established and intended to protect and preserve unique development features and the character of the historic New Deal community of Greenbelt. As required by the adopted Zoning Ordinance (CB-13-2018 DR-2, adopted by the County Council on October 23, 2018), a neighborhood study has been prepared. That study identified goals for the NCO Zone and informs the development standards proposed in this document.
Under the direction of the Prince George's County Council the Maryland-National Capital Park and Planning Commission is preparing a Countywide Map Amendment (CMA) to implement the zones contained in a new Zoning Ordinance for the County adopted by the County Council on October 23, 2018 (CB-30-2018)

Greenbelt Neighborhood Conservation Overlay Zone
As part of the Prince George's County Countywide Map amendment project, a new Neighborhood Conservation Overlay Zone (NCOZ) is being prepared for Historic Greenbelt, including the Greenbelt co-op residential community (GHI), the Roosevelt Center, Greenbelt Library, Greenbelt Community Center, the Forest Preserve, Buddy Attick Lake Park and homes and apartments near the historic core. The purpose of the NCOZ is to establish development standards to protect and preserve the unique development features and character of Historic Greenbelt.
